Homeowners Association Meetings
Regular meetings of the Bellyache Ridge Homeowners Association Board are open to the public. Meetings typically take place at 6:00 p.m. MT, every third Wednesday of even numbered months.

Bellyache Ridge Homeowners Association assessments are currently $200.00 per year, payable each January.
Pro Tip: You need a bill pay account at CRS of Colorado for your water bill and a separate bill pay account with your HOA for your HOA payments.

The business and affairs of the Homeowners Association Corporation are managed by a board consisting of three directors. “Each of the directors shall be the owner of or one of the owners of an ownership unit. Directors shall be elected annually by the voting members at an annual meeting.“
The Architectural Control Committee (ACC) consists of 3-5 property owners. “At least two members of the Architectural Control Committee shall also be Directors of the Association Board”.

2023
2022
Accounting and administration expenses exceeded budget in 2022 and were 59% of homeowner dues. One HOA board member was compensated $1,250 for time spent providing services.
2020
On December 16, 2020, the HOA adopted new Bellyache Ridge Design Guidelines. The new guidelines are streamlined with fewer forms, no fees and compliance deposits that are in-keeping with our Protective Covenants.
In June, 2020 a cooperative program between the Bellyache Ridge HOA and Eagle County was completed that assisted Bellyache Ridge property owners with the cost of removing dead trees on their properties.
2019
At their regular meeting in August 2019, the board decided not to actively manage short-term rentals or consider changes to HOA guiding documents regarding them.
2018
The HOA investigated potential for adopting nine policies and procedures under the Colorado Common Interest Ownership Act (CCIOA). Their investigation ended in August 2018 with the decision not to adopt any of the policies and procedures.
The final edition of the Bellyacher newsletter was released in the fall of 2018.
2014
The Bureau of Land Management (BLM) granted $15,000 to the Bellyache Ridge subdivision in 2014 to be used for the removal of fire hazardous bio-fuel created by the dead pine trees as a result of the pine beetle. The grant was not tied to a specific amount of acreage.
2013
In 2013, the Bellyache Ridge Homeowners Association gained ownership of three out-lots previously owned by Developer, George Burens. Out-lot 56A is located at the south end of Bellyache Ridge Road. It provides access to BLM land and the community of Back Country at Bellyache. Out-lots 30A and 31A are located at the end of Big Dipper Road. They are adjacent to BLM land.
The community of Back Country at Bellyache contributed $3,000 to help cover legal fees associated with the transactions. The HOA granted access to out-lot 56A for Back Country at Bellyache, the cell tower, and the BLM.
The HOA allowed the Jouflas Family to install a gate on out-lot 31A. It was installed in the fall of 2013 by James Jouflas. It has a 12-foot wide locked gate and a small space that provides pedestrian access to the adjacent BLM land. Gate access is provided to the Jouflas family, HOA, water system operators, Holy Cross, Mountain Mushers and the BLM.
