Owner Meetings

Unit owner meetings in Bellyache Ridge Subdivision are held once each year. Agendas and related meeting materials are sent to unit owners by U.S. Postal Service.

Homeowner association board meetings are held periodically throughout the year, sometimes taking place at 6:00 p.m. MT, on the third Wednesday of a given month. Agendas and meeting materials can often be found in PDF format, 24 hours before the meetings.

How-to-Pay Your HOA Assessment

Annual assessments for the Bellyache Ridge Homeowners Association are $225 per year, and are billed to property owners in January, to be paid by January 31.

Pro Tip: You need to set up a separate bill pay account at High Altitude Accounting Services LLC for your annual homeowners association payment.

The business and affairs of the Homeowners Association Corporation are managed by a board consisting of three directors. “Each of the directors shall be the owner of or one of the owners of an ownership unit. Directors shall be elected annually by the voting members at an annual meeting.

The Architectural Control Committee consists of 3-5 property owners. “At least two members of the Architectural Control Committee shall also be Directors of the Association Board”.

Subdivision Activities

Bear garden signage and flowers removed by the HOA on July 29, 2025.
All signage was removed from outside of the subdivision.

Annual tree chipping events are being held with funding support from Eagle County.

Streamlined Subdivision Design Guidelines are now in place. They have no fees. Refundable compliance deposits are consistent with those allowed by the Protective Covenants.

2013

In 2013, the Bellyache Ridge Homeowners Association gained ownership of three out-lots previously owned by Developer, George Burens.  Out-lot 56A is located at the south end of Bellyache Ridge Road. It provides access to BLM land and the community of Back Country at Bellyache. Out-lots 30A and 31A are located at the end of Big Dipper Road. They are adjacent to BLM land.

The community of Back Country at Bellyache contributed $3,000 to help cover legal fees associated with the transactions.  The HOA granted access to out-lot 56A for Back Country at Bellyache, the cell tower, and the BLM.

The HOA allowed the Jouflas Family to install a gate on out-lot 31A.  It was installed in the fall of 2013 by James Jouflas. It has a 12-foot wide locked gate and a small space that provides pedestrian access to the adjacent BLM land.  Gate access is provided to the Jouflas family, HOA, water system operators, Holy Cross, Mountain Mushers and the BLM.
